Newsletter - July 2010
CHOA ASSESSMENTS
     Invoices for Crestlake Homeowners' Association (CHOA) 2010 assessments were mailed in late May and were payable upon receipt. At this time about one-third of the invoices remain unpaid.
     Your full payment of $150 for 2010 assessments must be postmarked by August 14, 2010. After this date a $25 late payment fee will be charged and you will owe $175. Late payments are costly to CHOA. Our accountant charges for the extra time required to send additional billing notices.
     Your Board congratulates those property owners who promptly paid their assessments and gratefully thanks them for their cooperation. We firmly believe that it is unfair to the property owners who pay in a timely manner to not vigorously pursue 100% payment from everyone. Please be aware that if it is necessary to take legal action to collect your payment, you will responsible for all attorney fees and court costs. Based on cases from previous years, you will owe approximately $600-$700. Please don’t put yourself in this situation.

Newsletter - June 2010
PONDS AND COMMONS
     All Crestlake property owners are urged to use phosphate-free lawn fertilizers to reduce algae blooms in the ponds. Phosphate-free fertilizers have a "0" in the center number (31-0-6 for example). The local lawn treatment companies have reported to us that they use phosphate-free fertilizer and chemicals.
     Please avoid discharging grass clippings into the storm gutters. Also blow any fertilizer that lands in the gutters back onto your lawn. Both of these items are washed into the ponds and they promote the growth of algae.

     The project to eliminate muskrats from our ponds has had some success – several muskrats were trapped. The recent flooding put a stop to trapping. If you see any muskrats, please notify a board member with the location.
     Please remember that muskrats can carry various diseases and that no one should touch a dead muskrat if one is found.

Newsletter - May 2010
PONDS AND COMMONS
     In the April newsletter, it was announced that muskrats were living in the ponds of Crestlake and that the Board was working with a licensed animal control specialist to rid Crestlake of these animals. Muskrat traps have now been placed in our ponds. The traps are located below the surface of the water and are not a danger to humans or pets unless they walk in the water. The traps are being checked daily and trapped muskrats are removed daily. The traps will remain in our ponds until muskrats are no longer being captured.
     Please remember that muskrats can carry various diseases and that no one should touch a dead muskrat if one is found.
