WOODARD’S CRESTLAKE HOMEOWNERS’ ASSOCIATION
BOARD MEETING
August 9, 2007 @ 7:00 p.m.
St. Joseph ESDA Building

Meeting called to order at 7:03 p.m. by Jim Page.

ATTENDANCE:

• Motion to adopt Minutes of the Homeowners’ Meeting of 7/12/07 with revisions noting the new Architectural Committee and chair and a revision that Sandi Schopp will be chair of the Membership Committee.
  • Motion made by Jim Page

• Review of Treasurer’s Report
  • As of 8/9/07, 43 checks have been received for 2007 dues.
  • Revisions to be made to future dues letters will include:
    • P.O. Box for Association address and NOT Jim Page’s home address
    • Clear definition of whom to make the check payable for dues
  • 2006 reminder letters for dues were mailed out on 7/12/07 with no responses as of 8/9/07.
  • Review of Financial Statement
• Angie Foster advised that she followed-up with State Farm and confirmed that we do have insurance coverage for the Board of Directors and Officers.
• Web Page update by Mike Anderson.
  • Web page is receiving approximately 18 hits per day; 3 homeowners have signed up to volunteer on various matters; and, 9 homeowners have requested to receive association newsletters.
  • Mike needs more information to post to the web page.
• Jim Page will follow up with volunteers to discuss committee placement.
• Jaime Kofoot to contact Village regarding Welcome Wagon and possibility of coordinating efforts.
• Pond Committee update by Elmer Nicklas and Phyllis Williams.
  • Pond Committee met with the Village Mayor and City Engineer on July 30, 2007 and the Mayor and Engineer agreed that the Association would have the requested information within two weeks.
  • Committee needs to know the depth of the ponds and is proposing that any homeowner with a boat and a depth finder could provide said information.
  • Discussed various options for treatment of ponds such as bio-seeding, aeration, etc.
  • Various quotes from vendors were discussed for reference; however, no decision will be made prior to the Board Meeting of September 13, 2007 with the exception of treatment to the Magnolia pond.
  • Magnolia pond is eroding and has substantial algae covering the surface.  Magnolia will be made a priority immediately.
  • Chris Ponds has given a $400.00 quote for a one-time shock to Magnolia pond.
  • Motion made for Pond Committee to start treatment on Magnolia pond and to review vendors’ contracts for liability issues.  Contracts are not to exceed $3,000.00.

• Jim Page will contact potential vendors to make arrangements with regard to Magnolia pond.
• Jim Page to obtain a copy of the Village’s fence ordinance.
• Discussion led by Ernie Monk regarding possible reseeding of commons area behind Apple Tree Court.
• Rick Edwards to contact Champaign County Extension Office regarding soil sample at Catalpa commons.
• Jim Page to contact Dan Walsh regarding follow-up of police coverage in our area.
• Next meeting set for September 13, 2007 at 7:00 p.m. at the St. Joseph Municipal Building and will be almost entirely regarding discussion of the ponds and commons areas.
